We transform your vision into spaces that delight

Waterfront Home Improvements is a Toronto-based design-build firm led by Chris and Julie.

Our Areas of Expertise

For over 15 years, we have shaped homes across Toronto’s west end and Mississauga, through thoughtful design and well-executed construction. Our core services of architecture, interiors, and construction are delivered by one fully integrated team.

We design and build custom homes, second-storey and rear additions, kitchens, interior reconfigurations, legal basement apartments, and condo renovations across Toronto’s west end and into Mississauga.

One Connected Team

Our model is simple: the team that designs your home is the same team that builds it. No gaps, no handoffs, no misalignment: just a clear, accountable process that delivers on time and within budget.

MORE ABOUT US

Why Homeowners Choose Waterfront

The traditional renovation path (separate building designer, interior designer, and contractor) often creates disconnects between vision, pricing, and execution. Waterfront was built to eliminate those gaps.

Julie leads design. Chris leads build. Together, they guide every key decision, ensuring continuity so your project stays aligned from the first idea to the final walkthrough.

There are no handoffs and no guesswork, no competing interpretations of scope, and no surprises in execution. What is designed is what gets built. By one accountable team focused on getting it right.

Our work is grounded in the neighbourhoods we know best: Etobicoke, Mimico, Swansea, High Park, Bloor West Village, Roncesvalles, The Junction, and Mississauga. From century homes, post-war bungalows and mid-century builds, we understand the realities behind the walls, and use our breadth of knowledge to design accordingly.

Our Process

The 4-Step Waterfront process

WORK WITH US
Two people review a renovation plan at a table with a laptop, notebook, and material samples.

Initial Consultation

We walk your home with you to understand how you live in the space and what needs to change. This stage defines scope, priorities, and a realistic budget framework.

Architecture & Design

Our in-house team develops architectural plans alongside interior selections. At completion, you receive a coordinated drawing set, elevations, renderings, electrical plan, etc.

Permits & Preparation

We manage all approvals, including City of Toronto permits, structural engineering, and any required committee or heritage reviews. Every detail is resolved before construction begins.

Build & Deliver

We lead the build, coordinating trades, timelines, and inspections through a single point of contact. The project concludes with a final walkthrough and a warranty backed by the same team that built your home.

We serve homeowners across Toronto’s west end, including Etobicoke, Mimico, Swansea, High Park, Bloor West Village, Roncesvalles, The Junction, and into Mississauga.

Our familiarity with local housing stock, permit processes, and neighbourhood-specific constraints allows projects to move efficiently, without the delays that come from inexperience. From heritage overlays to condo board requirements, we navigate each layer with confidence.

When timelines matter, local knowledge makes the difference.

Who We Work Best With

When Waterfront is the right fit

Waterfront is a design-build firm focused on larger-scale projects. This includes custom builds, second-storey additions, interior reconfigurations, full kitchen renovations, legal basement apartments, and garden suites.

Bright renovated kitchen with white cabinetry, oak pantry wall, curved island and garden views. Bright renovated living room with oak built-ins, a fireplace wall, and neutral seating by large windows.

We are best suited for clients who:

✤ Value design as much as construction: those looking for a curated result, not a pieced-together outcome.

✤ Want one accountable team, a clear process, and honest conversations about scope, budget, and trade-offs from the outset.

From Our Clients

Bright white kitchen with shaker cabinetry, marble surfaces, open wood shelves, and stainless appliances.

"From start to finish, Julie and Chris did a stellar job. "

We hired Waterfront Home Improvements to renovate our kitchen, which included structural work and raising our ceiling height. They were organised, transparent about the process and into the details which we liked. Having Julie help with the design process was a huge help. She understood our taste and vision, spending time sourcing the finishes that would translate it into reality. We would certainly hire them again for our next project.

"Dedicated, professional, creative and a team full of expert craftsmen (and women)!"

This is a @homesbywaterfront appreciation post. From start to finish, this team has had our back & is the main reason that our extensive full home renovation was pretty painless. Dedicated, professional, creative and a team full of expert craftsmen (&women!), they took our vision and helped create a home that feels unique and finally big enough for our crazy crew. And they did it on time! Even better, we had lots of laughs & made new friends along the way.

"From the beginning to end it was a very positive experience."

The best decision I made was to have Waterfront Home Improvements do my entire main floor and basement renovation. From the beginning to end it was a very positive experience. Julie gets the client, she listens to all your wants and needs .. comes up with such great ideas that I never thought would be possible .. she has a vision. Chris is hands on and will go that extra mile for you. They both give 110% ! The trades that came into my home (I lived on my second floor during reno) were very professional and respectful. Thank you to Julie and Chris ... so thoughtful, caring and professional!
