Our building designers draw the plan and pull the permits. Our construction lead runs the trades and owns the schedule. You get one plan, one contract, and one team that answers for the whole house.

A whole-home renovation touches the layout, the structure, the mechanical systems, and every finish in the house. Split that across separate firms and the gaps between them become your problem. Architectural Design, interior design, and construction all sit inside Waterfront. Our building designers draw the layout and prepare the permit set. Our design lead specs the cabinetry and the finishes against those same drawings. Our construction lead and site supervisor sequence the trades and hold the schedule.

A plan is written before a wall moves. You are told what happened on site every week, in writing. Most builders go quiet for weeks at a time. We do not.

    A call, then a walk through the home. We confirm the scope, show you comparable projects near your street, and tell you whether we are the right fit.

    Drawings and permits

    Our building designers draw the new layout and prepare the permit set. Our team files with the City of Toronto and coordinates the engineering the plan needs.

    Interior design and selections

    We spec cabinetry, finishes, and fixtures alongside the drawings, so every decision is named in writing before demolition begins.

    Build and hand back

    Demolition begins, trades sequenced by our own site supervisor, a written progress note to you every week. Final walkthrough with you, deficiency list closed before we hand the house back.

Common questions

What does a whole-home renovation include? +
Design, drawings, permits, and construction, run by one team on one contract. On a typical project that means a new layout for the main floor, a kitchen, bathrooms, mechanical and electrical upgrades, flooring and finishes throughout, and whatever structural work the new plan needs. Some homes also take an extension, a second storey, or underpinning to get the space the family is after.
How long does a whole-home renovation take? +
Full-home renovations typically run 4 to 9 months, depending on scope. We give you a detailed timeline during the planning phase, before demolition begins, so you know what to expect week by week.
Can we live in the house during the renovation? +
On a full renovation, usually not. We offer our clients the option to rent one of our three-bedroom homes in Alderwood while the work runs. That keeps you close to your neighbourhood and your schools instead of across the city.
Do you handle the drawings and the permits? +
Yes. Our in-house Architectural Designer prepares the drawings and our team files the permits the City of Toronto requires for the scope. Drawings stay under our roof, never subcontracted to a third party we cannot answer for. You do not chase paperwork.
Are you insured? +
Yes. Waterfront Home Improvements Inc. is incorporated in Ontario and fully insured on every project. We have been renovating homes across Toronto's west end for more than fifteen years.
Do you work across Toronto or only in Etobicoke? +
We work across Toronto's west end, with most of our projects in Etobicoke, Alderwood, Mimico, New Toronto, The Kingsway, Sunnylea, Bloor West Village, Swansea, High Park, Roncesvalles, and The Junction. Tell us your postal code on the form and we will confirm on the first call whether your block is one we work on.
What happens if you find something behind the wall that was not in the plan? +
Older Toronto homes carry conditions no drawing can predict. We stop, take photos, write a short change order with a price and a timeline impact, and email it to you for sign-off before any work continues. Nothing gets built and invoiced after the fact.
What will it cost? +
A whole-home renovation is priced off the plan, not off a page. The number moves with the size of the house, how much of the layout changes, whether the structure moves, and the finish level. We bring a real range to the consultation and put the trades, the timeline, and the inclusions in writing in the proposal.
Can I see finished projects, not staged photos? +
Yes. The photos on this page are our own completed renovations in Alderwood and Etobicoke. On the first call we point you to the finished homes nearest your street, and we can usually arrange a visit with a past client.
